Commercial and Domestic Energy Performance Certificates around London and the Home Counties

From 1st October 2008 most properties, commercial and domestic, will require an Energy Performance Certificate when marketed for sale or rental. Modifications to commercial properties may also require a new EPC.

In addition, public buildings of over 1000sqm are required to have Display Energy Certificates (DEC). Typically these will be large buildings with public access - libraries, council offices, museums etc, which are likely to require DECs.

EPCs for commercial properties are classified according to the level of complexity of the heating and any air-conditioning plant.
  • Level 3: buildings with heating systems less than 100kW and cooling systems less that 12kW.
  • Level 4: buildings beyond the limits of Level 3, new builds, except buildings with atria or large expanses of curved glass.
  • Level 5: these buildings will be assessed using Dynamic Simulation Modelling (DSM).
All existing buildings require an extensive inspection to determine the heating and lighting services within the building.

The assessment and calculation of the EPC is carried out using SBEM (Simplified Building Energy Model) which was developed by the BRE (Building Research Establishment) to calculate the environmental impact in relation to the amount of CO2 produced to heat, cool and light for the building.

Only DipNDEA qualified and accredited assessors are fully trained and qualified in the use of SBEM to produce the Commercial EPC.
